And will MOST LIKELY not be up to trend.
Not saying I design with trends in mind, but if you walk into a new build and it looks new but also looks like it was built in 2015.. this is what I mean

2.
They miss basic layout details, like door handings or openings.
Light fixture locations or placements, etc.

3.
They will use the same material over and over, adding to point 1

4.
They are not interested in minor details that dont seem big individually but end up adding up.
Tile layouts, grout colors, cabinet hardware location to name a few.. 🤭

I work with the architectural drawings and pull all thw necessary materials to finish the house.
So you dont leave up your tile and plumbing fixture selection to good old Bob the contractors/builder who has been doing this for 40 years lol. I hear that alot.

Im confident in what I am proposing.
Clients tend to focus too much on a single material without giving it a chance to sit in place.

Pairing material so they beautifully speak to each other in an interior is our job.

19th Way

Started this project in late April.
Worked with an investor on this one.

The first thing I did was see what the highest sold properties in the area were and what work they had done to them.

Right away, the neighbors across the street both spent good money on their yards/landscape.
Our house didn't sit on the hill, we didn't have the height therefore we didn't need to spend too much of the budget on that.

The interior had been demolished before my client took over. It was nice to have a clean slate to start with.

I wanted the house to feel new but hate to attach myself to trends.
I mixed wood finishes and also included cooler pallets in the bathrooms.
Added as much black as I could 🖤

Overall, I loved how everything turned out.

With that in mind, we took out the tub and gave them a bigger shower.
I used large format tile, and stacked those for a cleaner look.

We used a white wall color throughout the home to keep things cohesive.
And we accentuate everything in black hardware.
